Zoning Administrator's Response to Neighbor's Questions on Sycamore

to your concerns stated below. I will respond to your 1. The Zoning Administrator at the time, Carlton Gilbert, determined that the walls (of the structure under construction on Sycamore Street) were reconstructed as required and the owner was allowed to resume construction. 2. As stated above, the Zoning Administrator made the determination that the north and east walls walls could be rebuilt, without the need for a new Variance. 3. The building that has been constructed is slightly different than the one shown on the plans attached to the staff report. Dormers were added and the windows are different. However, the differences are cosmetic. The basic size and shape of the building is the same. We have received a survey of the property. The survey shows that the building is a few inches closer to the 27th Street North and the right side lot line than permitted by the Variance. The Zoning Administrator required [the property owner] to apply for a Variance. The Variance is scheduled for the November 14, 2001 Board of Zoning Appeals meeting.
Note: In a telephone conversation on 15 October, the Deputy Zoning Administrator indicated that the structure also is not in compliance with regard to the roof overhang, which is 3.9 feet from the side line. Arlington County code prohibits the roof overhang from being any less than 5' from the side line. The Deputy Zoning Administrator will prepare a report on this variance request before the 14 November Board of Zoning Appeals meeting. The Deputy Zoning Administrator's report will include a recommendation as to whether it should be granted or denied. That report is part of the public record and will be posted on this web site when it is received. In addition, the County is required to notify adjacent homeowners of the exact variance request; post the request on telephone poles, and advertise in the Journal.
